Real Estate Photography

Don't Underestimate The Power Of First-Class Pictures
The top photo was taken by a semi-professional photographer.  To an untrained eye or newbie agent, this could look okay to someone with unknown standards.  The bottom photo was taken with our in-house professional photographer.  So what’s the difference?  It’s apparent that it is the same space, but the marketing appeal on the bottom is much, much greater.  When it comes to extraordinary photography, there is so much more than what is seen on the surface…

>> Staged Photography
Obviously, we removed carpet and staged the property.  LOOK AT THE DIFFERENCE!  We spoke before about evoking emotion in your house when you sell in order to capture the most buyers as possible.  In order to create strong marketing photos, it is imperative that a house be staged first.  A vacant and empty house shows no emotion, but a poorly furnished home is equally bad.  Do it right the first time, to minimize headaches in the future.

>> Doing Site Visits
In order to create the best photography for your property, it’s important to do a site visit prior to the scheduled shoot.  Preparation is key and many big photography companies don’t have the luxury of a flexible schedule such as we do.  Since we are a boutique centered model, having control of our photography is very important to us.  We can dictate our own schedule in order to get THE BEST shots for you and your clients.  During a prep session, our photographer will note the sun exposure in order to gauge the best time of day to shoot as well as exploring different angles, noting interior light sources and color pallet throughout the house.

>> Capturing Vignettes
Real estate photography is so much more than just shooting a room.  It’s about creating a story as you walk through the property.  It’s about showing the buyers what the lifestyle of this home will provide them and how to live in it just by capturing different sight lines, angles, the best lighting and determining the focus of each shot to create vignettes.

>> Processing
Once the shoot is complete, the photographer then moves to the post-production phase.  Our photographer enhances each image to create the best marketing photos for online and print.  Making sure the colors and contrast align with what buyer's eyes will actually see when they walk the space is very important.  Although this is the most tedious part of the process, it's the most important as client's will never see raw images.

Digital Staging

Enhance You Staged Property
Digital staging is used to enhance properties that are already furnished or staged, not to replace staging all together.  Remember, buyers need to see the space furnished in order to have an emotional connection with the room.  If digital staging is used in its entirety, when buyers arrive for a tour, the house is still empty, thus negating the point in the first place.  Digital staging is good for getting clients in the door, but it may not make them stay.  We recommend using digital renderings in addition to physical staging such as in an additional vacant room or large rec room to help show buyers what could be done with those bonus spaces.
